RiskAI

Construction risk management software for cost and schedule.

RiskAI is quantitative risk analysis software for construction and capital projects. A structured risk register feeds a Monte Carlo cost and schedule analysis. The team reads the project risk position, compares mitigation options, and locks a month when the report is due.

The problem

A risk register that cannot show exposure.

A register records risks. It does not show the range of cost and schedule outcomes, which risks are the key drivers, or a monthly reporting position that stays fixed after the month is locked.

Why teams use RiskAI

Less preparation, clearer exposure, better-focused mitigation.

  • Less manual preparation

Keep risks in one structured register, imported from your existing Excel register, and ask questions of it directly instead of rebuilding spreadsheets for each review.

  • Clearer exposure and contingency discussions

Monte Carlo analysis shows the range of cost and schedule outcomes, assessed against the risk appetite set for the project and the contingency it holds.

  • More focused mitigation

Key cost and schedule drivers show where mitigation matters, and Mitigation Analysis compares possible responses before the team decides.

How it works

From register to a locked monthly position.

The register holds the inputs. Monte Carlo calculates cost and schedule exposure. The team compares mitigation, then locks the month the report is based on.

  1. Set up the project

Record project value, cost and schedule contingency, and the risk appetite. Appetite is the confidence level the project works to, from P10 to P100.

  2. Structured risk register

Record each risk once, in one format, with the cost and schedule inputs the analysis needs. An existing Excel register can be imported.

  3. Monte Carlo analysis

Open risks are combined into distributions of cost and schedule outcomes.

  4. P50, P80 and P90

Read the median outcome at P50, and higher-confidence outcomes at P80 and P90, for both cost and schedule.

  5. Key drivers

See the risks that contribute most to cost exposure and to schedule exposure.

  6. Compare mitigation

For a selected risk, compare its current position with up to two options: the cost and schedule exposure remaining, and the cost and time to implement each option. The team decides what is saved to the register.

  7. Lock the reporting month

Lock the simulation for that month. The Monthly Project Risk Report is produced from the locked snapshot.

The results

Monte Carlo project risk analysis, read at P50, P80 and P90.

The simulation produces a range, not a single forecast. The same percentiles are produced for cost and for schedule. Risk appetite is the confidence level those results are compared against.

P50
The median outcome. Half of the simulated results fall at or below this point.
P80 and P90
Higher-confidence outcomes. They sit further along the distribution, where a project holds contingency against a more conservative result.
Cost and schedule
P50, P80 and P90 are calculated for cost and again for schedule.
Risk appetite
Each project sets the confidence level used for comparison, from P10 to P100. Results are read against that appetite and the contingency the project holds.

The five layers

Five layers, one workflow.

Ask RiskAI works across the layers to help people find what matters in the register, the results and the options.

  1. Structured risk register

Structured project inputs. Every risk is held in one format, with the cost and schedule inputs the analysis needs.

  2. Quantitative analysis

Monte Carlo simulation combines open risks into cost and schedule outcome distributions.

  3. Project risk position

Cost and schedule exposure, contingency and the key drivers, in one view.

  4. Opportunities & decisions

Opportunities to reduce exposure through mitigation. The team reviews the options and decides.

  5. Ask RiskAI

Ask about recorded risks and stored results in plain language.

In development AI-assisted intake and proposed changes for review

Reporting

Project risk reporting from a locked month.

When the month is ready, lock the simulation for that reporting month. The Monthly Project Risk Report is produced from that locked snapshot. It is not recalculated when the register later changes.

Ask RiskAI

Ask about the register and the stored results.

Ask RiskAI answers from recorded risks and stored simulation results. It does not run a new simulation, and it does not change project data.

  • Summarise the current open risks and their existing ratings.
  • Explain the latest accessible persisted simulation results for this project, if any are available. Do not run a new simulation.

Who it is for

Built for the people accountable for project outcomes.

  • Owners and developers

Development and project directors get a consistent, quantified view of cost and schedule exposure to support contingency, funding and programme decisions.

  • Project controls, risk and commercial teams

One structured register and a repeatable analysis, in place of rebuilding the numbers in a spreadsheet each reporting period.
